(1) active listings in Denver have increased by 18% in May compared to April, however, are still 22% down from a year ago level (8214 active listings in May 2013 vs. 10,591 listings in May 2012).
(2) Number of listings that are currently pending and under contract is up 5% from last year (8493 pending & under contract listings in May 2013 vs. 8013 pending & under contratc listings in May 2012).
(3) Average sold price of a residence in Denver in May 2013 was $308,537, almost unchanged from the previous month and up 9% from a year ago (average price sold of a Denver residence in May 2012 was $284,059).
(4) Number of home sales continues to rise – 5,665 residences have sold in the Denver area in May 2013, up 20% from April and up 22% from May 2012, when 4,625 homes have sold.
Also worth noting is the fact that it took even less time in May to sell a home than the previous month – (5) average number of days on the market for a Denver residence was 48 (!), compared to 56 days on average in April and 78 day last year – 38% decrease from a year ago!
